Central Florida here means Orange, Seminole, Osceola, Polk, Lake, Sumter and Volusia counties, including Orlando, Kissimmee, Lakeland, The Villages and Daytona Beach. Our calculators treat inland Central Florida as at or slightly below the statewide midpoint (roughly 0 to 5 percent lower). Coastal Volusia behaves more like other coastal areas.
Inland does not mean safe
Hurricanes weaken over land, but Central Florida has taken serious hits: Charley, Frances and Jeanne in 2004, Irma in 2017, and Ian in 2022, which caused major flooding around Orlando and in Seminole and Volusia counties. Inland design wind speeds are lower than on the coast, so products and engineering can cost somewhat less, but shutters, good roofs and generators are still widely used.
Rain, lightning and hail
Central Florida has some of the most frequent lightning in the United States, and summer thunderstorms bring intense rain. That means roof flashing, gutters and drainage matter, and surge protection for AC systems and electronics is worth considering. Occasional hail also damages roofs and screen enclosures.
Growth and new construction
The region's rapid population growth keeps contractors busy with new construction, which can tighten supply for remodel jobs. On the other hand, newer subdivisions built to recent Florida Building Code editions often already have better roof deck attachment and sometimes impact windows, which affects what upgrades are worth making.
Sinkholes and soil
Parts of Central Florida, particularly Polk, Lake, Pasco and Hernando, are known for sinkhole activity because of limestone geology. Florida insurers must cover catastrophic ground cover collapse; broader sinkhole coverage is optional. Cracks in walls, pool decks or pools can have many causes; get a professional opinion before resurfacing a cracked pool.
