Florida is a big state, and building codes, wind risk, labor markets and insurance pressure differ a lot from Key West to Pensacola. The calculators on this site apply small regional adjustments as rough planning factors. These pages explain the real differences behind them so you can judge your own quotes.

Why costs differ

Building code wind zones. The Florida Building Code assigns design wind speeds based on national wind maps (ASCE 7). Coastal South Florida and the Keys have the highest design speeds, and Miami-Dade and Broward also follow the stricter High-Velocity Hurricane Zone provisions. Stronger design requirements mean heavier products, more fasteners and more engineering.

Labor and demand. Contractor rates track local wages and demand. After a major hurricane, demand in the affected area spikes and prices and wait times rise for months.

Flood zones. Coastal areas have more homes in FEMA special flood hazard areas, which brings elevation and substantial improvement rules into play for big renovations.

Insurance. Premiums and insurer requirements, such as roof age limits, vary by area, which influences when and how homeowners renovate.
